5 Signs Your San Antonio Roof Needs Replacing Before Storm Season

1. Your Shingles Are Curling or Buckling
Walk to the edge of your yard and look up. If your shingles are curling at the edges or buckling in the middle, they've reached the end of their lifespan. Curling shingles can't effectively shed water, which means every rain is a potential leak. In San Antonio, where we can get 3–4 inches of rain in a single storm, that's a serious problem.
2. You're Finding Granules in Your Gutters
Asphalt shingles are coated in small granules that protect them from UV rays and heat. After years of South Texas sun, those granules wear away. Check your gutters — if you're finding a heavy buildup of gritty, sand-like material, your shingles are breaking down fast.
3. Your Roof Is 20+ Years Old
Standard asphalt shingles are rated for 20–25 years. Older San Antonio neighborhoods like Alamo Heights, Stone Oak, and the North Side often have original roofs that are well overdue. Even if it looks okay from the street, the underlayment and flashing underneath may be compromised.
4. You See Daylight Through Your Attic
On a sunny day, go into your attic and turn the lights off. If you see pinpoints of daylight, you have gaps — and where light gets in, so does water. These entry points lead to mold, wood rot, and serious structural damage.
5. Your Energy Bills Keep Climbing
A failing roof doesn't just leak water — it leaks cool air too. San Antonio summers push 100°F+, and a roof that can't keep heat out makes your HVAC system work overtime and spikes your CPS Energy bill.
